In pre-construction, buyers usually register for first access ahead of a public launch, then choose a suite and sign an agreement with a deposit paid in staged instalments over the construction period. Purchasers often take interim occupancy — moving in and paying an occupancy fee before the building registers — with final closing occurring once the condominium is registered and title transfers.

In Ontario, buyers of a new condominium have a 10-day cooling-off period under the Condominium Act, during which they can cancel the agreement.
