Buying a pre-construction condo in Ontario works differently from purchasing a resale home. Interested buyers usually start by registering with the project to receive information on pricing and to gain first access when suites are released. Early releases can matter, since the widest selection of layouts and floor levels is typically available at the start.

Deposits on pre-construction condos are generally staged over time rather than paid all at once, with instalments due at set milestones after signing. New condominium purchases in Ontario also include a 10-day cooling-off period, during which you can review the agreement and supporting documents and, if you choose, cancel without penalty.

Because the building is still being constructed, buyers should understand the difference between interim occupancy — when you may move in before the building is registered — and final closing, when title transfers and financing is finalized.
