Does LIQWD take a referral fee on leads?
Updated September 28, 2026
No. LIQWD is not a brokerage, so it cannot receive a referral fee or a share of a commission under Ontario's rules, and it does not try to. Agents pay a flat plan: Free, Pro, or Premium by waitlist.
A plan buys earlier pick in the pool, more lead pages, a website and drafted replies. It never buys a lead, and no lead is ever priced.
How the money works
Free is $0. Pro is $99.99 a month or $999.99 a year, plus HST, month to month, cancelled from your own Plans page. Premium is by waitlist. No setup fee on any plan, and no ad spend is bundled into any price.
Why this matters at closing
A referral fee means the platform is in your deal. A flat plan means it is not. Your commission on a LIQWD lead is the same as on any other client, and your brokerage's split is between you and your brokerage.

- Do I have to switch brokerages?
- No. Your brokerage stays on every page LIQWD publishes for you, and every obligation you have to it stays yours. There is no agreement and no term.
- What about the co op commission on new construction?
- That is between the builder and your brokerage, as always. LIQWD shows it to verified agents on the project page where the builder has released it, and takes no part of it.
- Do I pay anything when a lead closes?
- No. Nothing on LIQWD is tied to a closing.
